SELLER’S RESOURCES

Selling your home can be an exciting process, no matter the circumstances. We’ll partner with you to ensure everything moves quickly and smoothly, and work to get you the best price for your property. The tools in this section will help you plan for the process.

 

 

Does your dream home have a roof deck? A fireplace? His and Hers walk in closets? This quick questionnaire will give our agents a jump start on finding the perfect home for you.

 

 

Its important to know what to expect at closing. We’re working on putting together an accurate closing cost calculator, but until we do, the best resource you have is your Center City Listings Realtor. They can give you a pretty accurate estimate of what your closing costs will be.

  • The Consumer Notice will lay out your rights as our client, as well as the most basic level of service you can expect to receive from any agent. A Center City Listings agent will provide so much more.
  • Your Buyer (Tenant) Agency Contract makes you an official client of Center City Listings, putting the best team in Philadelphia on your side.
  • The Agreement of Sale is the paperwork you’ll fill out once you’ve found your next home. This form will layout the particulars of the property as well as your financial responsibilities as buyer.
  • We have partnered with two companies we have incredible faith in, Great American Abstract for title and closing services, and Center City Mortgage and Investments for mortgage services. These forms, the Title RESPA and Mortgage RESPA are the formal disclosure statement of these partnerships.
  • Finally, the Lead-Based Paint Hazards Disclosure Form is an important document warning of the dangers posed by lead in the home. Homes built after 1978 won’t face this issue, but the signed document is a required part of your settlement.

You’ve been planning for this day for a long time. You’re about to be handed the keys to your new home. We want this day to be filled with joy, not stress, so we’ve put together this resource guide to make your move as smooth as possible.

  • Within 5-10 days of having your offer accepted you should:
    • Submit your 2nd deposit
    • Complete your home, termite, radon, and lead inspections
    • Complete your mortgage application
    • Request your Title Report
    • Request your Condo Documents (if applicable)
  • Within 30 days of having your offer accepted your mortgage company should provide
    • Your mortgage commitment
    • Your property appraisal
  • Within 30 days of having your offer accepted you should
    • Designate a Homeowner’s Insurance Policy
  • Two to Three weeks prior to settlement you should
    • Transfer all utilities to your name
  • Two to Three Days prior to settlement you should
    • Obtain a certified check to cover your closing costs

On Settlement Day, don’t forget to bring the following!

  • Photo ID
  • Certified Check
  • Personal Check
  • Proof of Homeowner’s Insurance
