New Construction Condos: 1434-36 Poplar Street

New construction in Fairmount has begun with the development of a 10 unit apartment complex located at 1434-36 Poplar Street.  This project is only blocks away from the North Street Estates new construction project in Fairmount, which will consist of 12 new townhouses with parking.

Expected completion is August 2015.  The units inside of 1434 Poplar Street will be available for rent while the 1436 Poplar Street units will be available for sale. More details to come as the project progresses.  This project contributes to the development growth in the Fairmount neighborhood.  Over the years, Fairmount has become a poplar North Broad Street neighborhood with new housing developments, restaurants and much more.

South Street’s Royal Theater Redevelopment Moves Forward

The historic Royal Theater located on 15th and South Streets has been approved by a City Council committee for redevelopment under Carl Dranoff.  According to PhillyMag.com, Dranoff plans to demolish the theater except the exterior and recreate it into a mixed-used building featuring 45 apartments and street level retail space.

Some local neighbors are concerned with the development’s future impact on parking.  Also, the anticipated height of the new mixed-use building is a concern as well.  As reported by CBS Philly, although some neighbors are against the project others are excited to finally see the old building come back to life.

Now that the approval has moved from the Committee, City Council is expected to hold the final vote next week.

The Royal Theater opened in 1920 and was Philadelphia’s first African-American theater.  According to Hidden City Philadelphia, it quickly became a pillar for the community to enjoy performances in the 1,200 seat theater.  In 1970, the Royal Theater closed its doors after losing patrons. Ever since then, the building has been vacant. It was purchased by a new owner in 2000.

Many city officials and surrounding businesses believe revitalization of the building is better than allowing it to sit vacant and unused.

Philly Development Requests $341M State Funding

Recently, development throughout the city has been increasingly booming from new construction homes to commercial skyscrapers.  Curbed Philly reported that Philadelphia area developers have requested $341 Million in state funding through the Redevelopment Assistance Capital Program. (Recently reported by the Philadelphia Business Journal).

There are currently 78 development projects occurring throughout the city. Ten projects have received funding so far including Liberty Property Trust who is constructing the Comcast Innovation and Technology Center.  This project is estimated to cost over $1.6 billion and has received about $10 million from the state thus far.

Projects must provide an adequate amount of information including economic activity the project will contribute to the surrounding community.

Philadelphia County is requesting more funds from the Commonwealth of Pennsylvania than any other county due to its increased amount of development projects.

Other Philadelphia projects receiving state funds includes Urban Outfitters Navy Yard expansion, Dietz and Watson and the East Market Street project.

Potential Facelift Planned for The Gallery

The Gallery shopping complex located on the east side of Market Street is planned to transform into a luxury shopping facility. According to Philadelphia Magazine, developers from Macerich Co. want to invest $106.8 million into the revitalization of The Gallery. Plans are to reinvent The Gallery as an up-scale, urban shopping center.

Macerich Co. owns the Deptford Mall in South Jersey and 55 other shopping malls in the United States. Currently, Pennsylvania Real Estate Investment Trust owns The Gallery and plans on going in half in redevelopment with Macerich Co. The redevelopment process is expected to be complete in October.
