Mixed-Use Italian Market Development Plans Presented

According to the Passyunk Post, developers presented plans for a mixed-use project at the Passyunk Square Civic Association meeting on Tuesday.

Midwood Investment and Development presented plans for a 5-story building that will consist of 18,000 square feet of commercial space, 70 apartments, 8 single-family trinities and an underground parking lot that will hold around 150 cars.  This development will grace the vacant lot of 9th Street and Washington Avenue.  The planned building will need to replicate and blend with the existing historic Italian Market buildings.

The apartments are planned to consist of one and two bedroom units, while 8 new trinity-style homes will face the Darien Street side of the project to blend with the existing homes on that block.

The project will take an estimated 18 months for completion. It is unknown as to when development will begin.

 

East Passyunk Gateway Project Breaks Ground Tomorrow

According to the Passyunk Post, the East Passyunk gateway project will have a ceremonial ground breaking event tomorrow. In January of 2014, renderings of the project were released. The project was delayed due to budgeting issues.

The Broad and McKean Streets location will be transformed into a space with seating and tables, improved lighting and landscaping. The original plans for a fountain have been scrapped.  This intersection is planned to be brighten significantly with lighting, which will draw even more visitors to the Avenue. The lighting will be colorful and create an eye-catching ambiance.

The Passyunk Avenue Revitalization Corporation plans to have the project finished by June.  This will give local residents and visitors an opportunity to enjoy the new space at the start of the summer months.

Over the last few years, East Passyunk Avenue has transformed into one of the most popular areas in the city with award-winning restaurants and thriving businesses. On any given Friday or Saturday night, the Avenue is packed with visitors enjoying the wide array of bars and restaurants.

New Construction Condos: 1434-36 Poplar Street

New construction in Fairmount has begun with the development of a 10 unit apartment complex located at 1434-36 Poplar Street.  This project is only blocks away from the North Street Estates new construction project in Fairmount, which will consist of 12 new townhouses with parking.

Expected completion is August 2015.  The units inside of 1434 Poplar Street will be available for rent while the 1436 Poplar Street units will be available for sale. Condos Coming to the Curtis Center

As reported back in June 2014 the Curtis Center, located at 6th and Walnut Streets, was purchased for $125 million by Keystone Property Group and Mack-Cali Realty Corp.

According to Philadelphia Magazine, the construction of luxury condos will begin this Spring on the 6th Street side of the building as originally planned.  Future condo residents will enjoy the scenic views of Independence Park and Washington Square. Fifty-five luxury units will be added to the Curtis Center, which has always been used for office space and events in recent years hosted by Cescaphe Event Group.

Rumor has it that a new restaurant, coffee shop, spa and gym will be opened along with the new condos. This will help attract more visitors to the Washington Square building.

The first phase of construction is expected to begin in the Spring.

The last time the Curtis Center underwent major renovations was in 1980. Philly.com reported that the building will transform from a general office space to a major ‘hub’ of Washington Square.

The weekend is now upon us and many potential buyers will be out and about visiting open houses on Sunday. If your home is currently listed for sale, an open house is a great way to draw buyers in.  But before hosting an open house consult with your Realtor and take the following necessary steps to ensure a successful open house.

– Take advice from your real estate agent. Walk through the home together and take note of any suggestions for improvement the agent might give.  Most importantly, be open to critique.

– Make any sort of repairs or updates before hosting an open house. You want your home to look its best on Open House day. Take the time to fix leaky faucets, chipped paint or cracked tile.  Not only will this make your home more appealing, it will clear up any issue that may occur once the house is under contract.

– Get rid of the clutter. Removing unnecessary clutter will help potential buyers see the true beauty of your home. You don’t want an untidy or cluttered room to mask your home’s true potential.

– Eye-catching curb appeal will really get the attention of buyers as they approach the house. Planting flowers or adding window boxes can really dress up the exterior of the house.  If the exterior brick needs work, consider having it re-pointed.

– Properly cleaning and staging your home will go a long way with potential buyers.

– Work with your real estate agent in getting the word out about your Open House! Your agent will market the open house as much as possible to draw in prospective buyers.

– Another great tip for sellers is to take on a buyer’s perspective. Walk through your home without any bias and find things to work on. This will truly help in the sale of your home.

7 Steps to Consider Before Purchasing a Home

Since the new year is now upon us, many people want to make changes and take new direction in their lives.  One of those changes could be purchasing a home in 2015. Before diving into the process, it is important to take certain steps to ensure that you are ready.

1. Credit Check

Check your credit reports  and scores with all three credit bureaus: Experian, Equifax and TransUnion.  Take this opportunity to carefully comb through each report to ensure there are no mistakes or red flags.

2. Increase Your Savings

A nicely sized savings will help in proving to a mortgage lender that you are capable of paying a mortgage that may be higher than your current rent.

3. Cut Spending

This step goes hand in hand with increasing savings. By cutting down on unnecessary expenses like dining out and online shopping, your savings will rapidly increase.

4. Neighborhood Research

If you plan on buying a home in a different neighborhood, start searching around the area and see if it is a right fit. Visit neighborhood restaurants or coffee shops to get an idea.  Also, check into transportation as well. The neighborhood may have great parking but less access to public transportation. Find a place that fits your needs.

5. Find A Lender

Talking with a mortgage lender and obtaining a pre-approval will give you an idea of where to start and how much you can afford.

6. Figure Out Your Budget

After getting pre-approved, figure out how much you are willing to spend by taking a look at your personal budget.

7. Attend Open Houses & Talk to a Real Estate Agent

Once you have the financial aspect figured out, start attending open houses in the area you want to live in and hire a real estate agent who will prioritize your needs.
